Allow "Borrower Paid" Section to Be Hidden When It Displays a Negative Value
Issue:
When a borrower's "Contribution" exceed their borrower-paid fees, the "Borrower Paid" line on the closing cost display shows a negative number. This is technically correct, but it reads as an error to customers and creates confusion around the cash-to-close figure.
Why It Happens:
For Product 1, "Borrower Paid" is calculated as:
Itemized Fees + Points + Prepaid Interest − Contributions
(Earnest Money is excluded from this calculation.)
If Contributions are larger than the combined Fees + Points + Prepaid Interest, the result is negative.
Simple Example:
- Fees + Points + Prepaid Interest = $8,000
- Contributions = $14,000
- $8,000 − $14,000 = −$6,000
Even though this math is correct, seeing a negative dollar amount labeled "Borrower Paid" understandably looks wrong to anyone reviewing their closing costs.
Requested Change:
Explore one of the following:
- Hide the "Borrower Paid" section entirely when the calculated value is negative, or
- Allow this section to be manually hidden/toggled
Why This Matters:
This isn't an isolated case. Any time contributions outweigh borrower-paid fees, this negative display will show up and likely cause the same confusion for other users. Fixing this would improve clarity and reduce support tickets around closing cost accuracy.
